The hotel is located next to an Applebee's Restaurant & Bar which is opening again soon after a hiatus during covid. A brand new Dunkin Donuts is also opening soon across the street from the hotel. There is a 2-bed 2-bathroom manager's quarters including a kitchen and living room upstairs in between the two brick buildings.
Popular nearby sites include the Georgia National Fairgrounds and Agricenter, Robins Air Force Base and Guardian Centers, Henderson Village Historic Area, as well as Fort Valley State University. The Georgia National Fair is an 11-day state-sponsored fair that is held every October on the Georgia National Fairgrounds and Agricenter with an annual average of over 565,500 visitors. Other attractions include the Go Fish Education Center, Perry Buzzard Drop, Perry Area Historical Museum, Perry Dogwood Festival and much more leisure and business demand generators.
Frito-Lay announced in 2020 a $200 Million Expansion of its largest US production plant in Perry, and Interfor, the largest lumber producer in Georgia, announced in 2021 that it will invest $30 million in expanding their sawmill in the city of Perry.
This agreement (“Agreement”) is between Amber Hotel Company (“Amber”) and the undersigned party (“Buyer”) who is interested in buying investment real estate.
The investment real estate is exclusively listed for sale with Amber. Amber shall provide Buyer with related confidential information, subject to the terms and conditions of this Agreement.

Buyer shall not contact the owner of the property directly or act either directly, indirectly, through any third parties including affiliates, clients or other brokers to circumvent the purpose of this Agreement. Amber may solicit, represent and accept offers for the property from other potential buyers without obligation to this Buyer. Buyer acknowledges that real estate brokers are not qualified as experts for legal, financial, accounting, environmental, construction, soils, geological or engineering advice.
